Project Spotlight | Leichhardt

In our latest project showcase, Binai Construction is excited to reveal the transformation of a modest duplex dwelling into a modern, spacious abode. Located in the heart of Sydney’s Inner West, our Leichhardt project was a challenging and rewarding endeavour, blending partial demolition with extensive additions to create a completely transformed home.

Originally, the client had the design completed by another company, but with a lengthy approval process, they chose not to proceed with them and instead sought out Binai through a recommendation of a neighbour who completed a build by Binai 4 years earlier.

With Binai having in-depth knowledge of the building industry, we are successful in adding value while providing solutions to the project through changes in design and structural engineering, notably reducing the floor structure thickness to create additional ceiling height on the second story, eliminating bulkheads on the ground floor while raking the ceiling of the sunken lounge room to create an architectural feature.

Our journey at Leichhardt began with a partial knockdown of the existing structure. We retained crucial elements of the home while later extending it both horizontally and vertically. This strategic expansion was designed to add an additional two bedrooms and an ensuite, without compromising on style or comfort.

Functionality was a key consideration in this project. The original two-bedroom, one-bathroom layout only comprised of the first story. Extending vertically with an upper story to add another two bedrooms and a luxury ensuite, providing a private and luxurious retreat for the homeowners. Whereas the horizontally extended ground floor is the perfect hosting hub with a newly spacious living room and kitchen open concept.

Design details of the home are what truly made the aesthetics shine through in this build.
For the first storey of the home, we installed new blackbutt flooring and square-set windows and doors throughout the home, adding a nice juxtaposition of traditional and contemporary. For the open-plan living to dining to kitchen space, we included light-spilling large windows, a sunken living room and a raked ceiling to bring a coziness yet luxe feel into the space.
